Vintage T-Shirt Forum & Community Authentication Appraisals

I can find any sold listing for this exact shirt on eBay or any other selling platform though similar designs and character from the same time have sold for quite a bit. Is this shirt extremely rare or just not desirable? Its size “one size fits all” but I’d compare to a modern day 2xl unisex.

One sold earlier this year for $700. And it does appear to be on the scarcer side, so price accordingly!
